A single day on the calendar is one night in the plan

The 47th Annual NPH Affordable Housing Conference runs one day: Thursday, September 24, 2026, doors at 8 a.m. and the closing reception at 5:30 p.m., at the Moscone Center in San Francisco. One day inside the building buys one hotel night. Check in Wednesday, September 23, check out Thursday, September 24, and the stay is covered.

NPH's own conference page now reads "Conference registration is now closed" and the event page carries the line "This event has passed", so the clock below is the 2026 clock. Read it as the worked example for the next cycle, because the shape of the day is what fixes the stay.

What the published clock fixes

NPH publishes an abbreviated schedule with a time against every block. Registration opens at 8 a.m. Morning refreshments run 8 to 9:15 a.m. Workshop Session I runs 9:15 to 10:30 a.m. The keynote plenary runs 10:30 a.m. to 12:30 p.m. Lunch runs 12:30 to 1:30 p.m. Workshop Session II runs 1:30 to 2:45 p.m. An afternoon break runs 2:45 to 3:15 p.m. Workshop Session III runs 3:15 to 4:30 p.m. A networking reception closes the day from 4:30 to 5:30 p.m.

Two facts in that list set the room. The 8 a.m. open is early enough that a same-morning arrival is tight, so the night before is the useful one. The 5:30 p.m. finish is a reception, so no evening programme holds a second night.

Why the booking window is short

A one-night trip has nothing to spread a rate error across. The room charge is the whole accommodation cost, so the nightly rate decides what the trip costs.

Name three structures when you book: a flexible rate, a non-refundable rate, and a group block with an attrition clause. Ask the property to put the cancellation deadline in writing and to state the nightly difference between its flexible and its non-refundable pricing. On one night the flexible premium is small in absolute dollars, and it keeps the booking movable while the programme is incomplete.

What to hold back until the programme lands

The abbreviated schedule is published, the detail is not. The keynote session sits inside the organizer's event platform, and no workshop door time appears on the conference page. Until the full programme lands you cannot tell whether one track will hold you all day or whether you will move between rooms, and that answer decides how early you need to be in the building.

The gap is the reason to hold the room on a flexible rate and the reason to keep the stay at one night. The workshop list is also the first thing that tells you whether to arrive the evening before or to fly in early on the day.

Where the rooms are

The Moscone Center has no on-site parking. The venue's own directions page routes attendees to BART or MUNI at Montgomery station for Moscone North and South, and to Powell station for Moscone West, with Caltrain at 4th and Townsend Streets a few minutes' walk away. Its neighborhood page describes SoMa as carrying both full-service and limited-service hotel options for Moscone guests, and gives the center's administrative address as 747 Howard Street, San Francisco, CA 94103, at the corner of Third and Howard.

Our own directory carries the addresses and star ratings for the properties closest to the halls. San Francisco Marriott Marquis, 780 Mission Street, four stars. Intercontinental San Francisco, 888 Howard Street, four stars. W San Francisco, 181 3rd Street, four stars. The St. Regis San Francisco, 125 3rd Street, five stars. Hyatt Regency San Francisco Downtown SOMA, 50 3rd Street, four stars. Each sits within a short walk of the Howard Street entrances.

Booking the next edition

The conference sponsor packet puts the audience at more than 1,200 housing leaders, drawn 35 percent from developers, 15 percent each from lenders and public agencies, 10 percent from policy and advocacy, 8 percent from construction and contracting, and 7 percent from architecture and engineering. A room booked close to that audience is a room booked close to the halls.

Set the calendar off the conference day. One day at the Moscone Center means one night, held on terms that can move until the programme is complete. NPH's conference page carries the registration status and the sponsor contact for the current cycle, and its event platform carries the session detail once it publishes.
